STEPS TO SELLING
1. DETERMINE YOUR PRICE
The most important step in listing your home for sale is pricing it correctly. Your agent will be able to give you their professional price opinion and supply you with the documentation that supports their evaluation. Once you agree on the price, you'll sign a listing agreement and we get to work!
2. PREPARE YOUR HOME TO SELL
First impressions matter and having your home look its best is very important. Your agent will guide you to present your home in the most appealing way. This includes organizing, staging, repairs, painting, etc.
3. MARKETING
Presenting your property professionally and creatively is very important to us! Your agent will have a floor plan drawn and a professional photographer will take pictures and video footage of your property.
4. READY TO SHOW!
Your agent will prepare the marketing materials for your property and your property will be listed on the MLS (multiple listing service) which is syndicated to multiple real estate sites. Buyers will start reserving appointments to view your home and your agent will provide you with showing feedback. It's important to keep the property maintained and looking its best until the day of closing.
5. NEGOTIATE AN OFFER
Upon receiving an offer, your agent will inform you immediately. Using their negotiation experience, they'll help you with the complexities and nuances of the offer process to achieve your most desired outcome. Once the price and terms are in agreement, the sales contract is then signed.
6. CONTINGENCIES
A contingency is a clause that buyers include when making an offer on a home, that allows them to back out of buying the property if the terms of the clause aren't met. Most often, the buyer includes an inspection contingency, a bank appraisal and a loan contingency. All contingencies must be met before a property can close.
THE CLOSING
The day of the closing, the buyer and their agent typically do a final walk through of the property. The seller should have the home in broom clean condition and all personal items should be removed from the property.
